Fair Haven Home Sales Price Up 64%

Real Estate blogger Len Dunikoski paints a picture of the Fair Haven market in November compared to last year and provides year-to-date stats.


Did you know that the average sales price for a home in Fair Haven went up 64 percent from last year?

According to November 2012 and 2013 comparative statistics, the average price for a home this year was $797,222 compared to $485,616 last year, real estate blogger Len Dunikoski says.

The other good news for the Fair Haven market, Dunikoski says is that the median sales price was up by 37 percent in November of this year compared to last, from $519,500 to $712,500. 

And, nine home sales were closed in Fair Haven in November this year, compared to six last year, Dunikoski says.

Some other statistics year-to-date, painting the Fair Haven real estate market picture from Jan. 1 to Nov. 30, are:

• Sales were up 18 percent ~ 98 in 2013 compared to 83 in 2012;
• Listings were up 7 percent ~ 31 at the end of November 2013 compared to 29 in 2012;
• The average sales price was up 8 percent ~  $780,782 in 2013 vs. $721,223 in 2012;
• The average listing price was up 7 percent ~ $812,966 in 2013 vs. $757,052 in 2012;
• The average sales price to listing price percentage was up 96 percent in 2013 vs. 95.3 percent in 2012;
• The median sales price was similar ~ $660,000 in 2013 vs. $662,500 in 2012;
• The real estate absorption rate was much shorter ~ 3.2 months in 2013 vs. 5.2 months in 2013.
